Update - The Residential Tenancies Amendment Bill has passed

Just last week the Third reading was completed and passed for some new laws that come into effect on the 30th January 2025. We are quite happy with these changes as they give owners some control back.

 

The changes are:

* Reintroducing 90 day "No Cause" Terminations for periodic tenancies, meaning Landlords can end a periodic tenancy without a specific reason. (From 30 January 2025)

* Reducing Landlords notice period for ending a periodic tenancy to 42 days in specific circumstances. (From 30 January 2025)

* Reducing tenants Notice periods for ending a periodic tenancy from 28 days to 21 days. (From 30 January 2025)

* Reintroducing Landlords ability to give notice to end a fixed-term tenancy at the end of its term without requiring a specific reason. (From 30th January 2025)

* Allowing Landlords to require a pet bond alongside the introduction of a new pet consent and damage liability rules. (To be confirmed - expected late 2025)
